  The landlord must give written notice at least four months before the end of the term; the tenant at least two months. If neither party gives notice, the contract rolls over year by year for up to three further years (article 10 LAU).

  Burofax with proof of receipt is the usual channel, because it evidences both the date and the content of the notice, which is what gets disputed later.

  Working out exactly when your contract ends, and therefore when the window opens, is a job for your gestoría with the contract in front of them.
