Distance makes this worse, because you cannot go and look for yourself.

    What decides the outcome later is documentation: the due date, the amount, and a written demand to the tenant with proof of date and content, normally by burofax.

    Non-payment is a ground for terminating the contract (article 27 LAU), but it is enforced only through the courts, by an eviction claim. Changing the locks or cutting off utilities is not a lawful route and seriously damages your own position.

    Whether and when to litigate, and on what strategy, is a decision for a lawyer in Spain rather than for us.
