Distance changes the arithmetic, not just the premium.

As a rough guide a policy costs between 3 and 5 per cent of the annual rent, depending on insurer, cover and tenant profile. Cover typically runs to between 6 and 12 unpaid months, and up to 18 on more expensive policies.
It earns its keep mainly where missed rent hits you immediately, for instance where the rent services a mortgage, or where you want to outsource the legal side of a possible eviction. That second point weighs more heavily from abroad than it does locally. When comparing, the waiting period, the excess and the number of months covered matter more than the price.
One point that often surprises owners: the policy does not replace tenant selection. The insurer runs its own solvency check first and will not issue at all if the candidate fails it. Which policy suits your situation is a conversation with your broker or adviser.
