A usable check-out record has three parts: the condition of the property compared with the inventory taken at check-in (dated photographs), meter readings for electricity, water and gas, and the handover of keys, signed by both sides. If someone acts for you, the power of attorney should cover this explicitly.
The handover date matters legally: from that point a month runs, after which any unreturned deposit balance accrues statutory interest in the tenant's favour (article 36.4 LAU).
Whether a particular mark goes beyond ordinary wear and tear is a valuation question for a surveyor or your gestoría, not for a checklist.
