Do I need an energy performance certificate to let a property?

It tends to surface at the worst moment, when a tenant is ready and everyone wants to sign.

Yes. To sell or let a property you must hold an energy performance certificate and register it with the competent body of the autonomous region. The rating has to appear in the listing, and a copy is handed to the tenant.

It is issued by a qualified technician and has a limited validity period, so an old certificate may have expired.

Which body registers it and what fee applies depends on the region where the property is located.
